If you have your heart set on a plot which is not currently released, you may be able to take advantage of our Early Bird scheme.

How does Early Bird work?

Step 1: Identify the plot you'd like to reserve and visit our sales and marketing suite or selling agent. You'll be able to find details on our individual development pages.

Step 2: If Early Bird is available on the plot you are interested in, our sales team will give you a guide price and an approximate release date. The price isn’t guaranteed, but if you do want a specific plot it’s best to get your name down.

Step 3: If you’re happy with the guide price and release date, you complete an Early Bird form and put down a fully refundable deposit. This is typically between £250 and £500, depending on the development.

You can ask for your money back at any time, not just when we release the plot, so you are free to keep looking at homes.

Step 4: As soon as the plot is released, we’ll be in touch and let you know the list price. We’ll give you first refusal on the plot.

The price may have changed since you completed the Early Bird form, due to market conditions and other influences, so it's completely up to you if you want to go ahead with the purchase.

Step 5: If you’re happy with the price, you complete a full reservation form and go through our usual process for [buying your new home]. If you aren’t happy or have changed your mind, we’ll give you your deposit back in full and the plot will go on general sale.

Anything else I should know?

Early Bird is only available on selected plots and may not be available at all of our developments. Please speak to the sales team on site to check availability.
