Whether you’re excited to step onto the property ladder or you’re already a homeowner but you’re looking for a home that offers both quality and flexible living space in an attractive location, we’ve put together some key pointers for making a smooth move in 2022.

With spring around the corner, it’s a good time to be putting down roots, and with the availability of some great financial schemes as well, your dream home is firmly within your reach.

Here are some tips on how to make it happen:

Do your research

In terms of location, house prices and the cost of living are obviously going to be key but finding a place where you can live life on your terms is about so many other things as well. Like work, for instance – will you need a hassle-free commute or somewhere with enough space to work from home? Think about what amenities are important to you – shops and bars maybe or green open spaces, or both!

It’s also a good idea to plan ahead – maybe schools and a sense of community might be a priority in the not-too-distant future, if they’re not already…

Know the costs of buying a home

It helps to know early on in the moving process what costs you’re going to need to account for, so you can accurately budget for buying your home.

There’s your home itself of course, for which you’ll need to put down a mortgage deposit of at least 5% of the value. Then there are other costs such as solicitors and removals fees, insurance and of course, furniture and other household essentials such as bedding and towels, cutlery and crockery, kitchen and laundry equipment, and cleaning items to name a few.

There’s also stamp duty (England) and – in Scotland – the Land and Buildings Transaction Tax (LBBT) to consider. However, first-time buyers can take advantage of higher thresholds for these, meaning you may not need to budget for the full cost.

Work out what you can afford

Start by working out what funds you’re going to be able to raise. These will include your deposit and what you’re able to borrow from a mortgage lender – typically four times your salary (or joint salaries – if you’re buying with a partner or friend).

Then use a mortgage calculator to get an idea of what your monthly repayments are likely to be and whether – based on all your other expenditure – you can afford them!

If you have a place to sell, you’ll need to find out how much it’s worth so you can then work out how much money you’ll be left with after you’ve sold it and paid off your existing mortgage.

It might be worth speaking to an independent financial advisor (IFA) at this point, who would be able to guide you through the costs of buying your new home and advise you on budgeting as well.

Discover the benefits of buying new

The obvious appeal to buying new is having a fresh new space to make your own. But new-build properties have many other advantages – they tend to be more energy-efficient (and therefore cheaper to run), need fewer or no repairs (with warranties providing additional peace of mind) and – for first-time buyers – there’s the simplicity of not being caught up in a chain.

ZeroC homes for example come with a 10-year warranty and benefit from the very latest heating systems, excellent wall and loft insulation and double-glazed windows. If you reserve early enough, there’s even the option to personalise some of the finishing touches, meaning you won’t have to spend money (and time) further down the line.

Another bonus to buying new is being able to tap into financial schemes such as Help to Buy, Shared Ownership and Shared Equity (Scotland), all of which are aimed at reducing your deposit and/or mortgage to put purchasing a brand-new home within your reach.

Get your finances in place

Chances are – if you’re a first-time buyer – you’re going to need to commit to a regular savings plan to raise the funds for your deposit and all those other costs we mentioned earlier, however there’s lots of helpful advice to help you save for a deposit more quickly.

If you’re between 18 and 40 and buying your first home in England, the Lifetime ISA lets you save up to £4,000 each year, with the UK government adding a 25% bonus, up to a maximum of £1,000 per year.

If you’re already a homeowner, you should be looking to sell your home for the maximum amount possible to free up funds for your next move. Doing some research to determine the optimum asking price will help with this, as will making some inexpensive tweaks to your home if necessary, to make it more attractive to potential buyers.

Arrange your mortgage

You should kick-start the mortgage process to receive a ‘mortgage in principle’ – confirmation of the amount a lender is willing to give you – as soon as possible, since processing your application can take anything between 18 and 40 days, maybe longer.

Using a comparison site is one way to arrange your mortgage but if you’re buying for the first time, you might be better using a mortgage broker, such as an IFA. They usually have access to better deals and will be able to recommend the one best suited to your circumstances, your deposit and how much you can afford to pay each month.

The IFA will take you through the entire process step by step, guiding you through the cost of your mortgage, dealing with paperwork and arranging the mortgage valuation on your new home.

Find a solicitor

Buying a home means you’ll need to instruct a solicitor, who will act on your behalf and take care of all the legal aspects of the home-buying process. Known as conveyancing, this includes things such as drafting contracts and conducting property and local authority searches.

When searching for solicitors, remember to shop around for the best rate and make sure you find one that specialises in conveyancing. Speaking to friends and family for a recommendation is an option too.
